How are you different from other home remodeling contractors in Charlottesville?

Our promptness and level of communication sets us apart from other Charlottesville home remodeling contractors. Many of our new or prospective clients come to us frustrated with other contractors they’ve contacted. Other companies don’t call back, and if they do, there’s no follow through and very often, the job never gets done.

We won’t leave you hanging. We keep in touch with our clients throughout the entire project. You’ll be kept up to date and apprised of changes, upcoming schedules, build outs, costs, and other factors that play into the project as a whole.

As a custom carpentry company, we have more specialized in-house capabilities than other remodelers. We are able to offer unique projects that, when done by typical contractors, often get pushed to other businesses. We pride ourselves on our finishes, attention to detail, and the final look of the project. By doing all of our own trim and custom cabinetry in-house, we’re able to keep our standards extremely high.

What do you like about doing remodeling in Charlottesville?

Charlottesville is a very unique area, with lots of rich history, academia, and an artistic influence. The city attracts various art forms and many of our clients like to express that unique, eclectic vibe with their homes.

As carpenter’s at heart, we love projects that exercise our creative skills. Unlike many other contractors, we thrive on unique and interesting projects, customized to our clients’ needs.

We appreciate the opportunity to work with open-minded clientele, and Charlottesville is a great place to do so, allowing us to spread our wings when carrying out a project.

Frequently Asked Questions for Charlottesville Home Remodeling Contractors

What is the first thing to do when remodeling a house?

When remodeling your home, the first thing to consider is decide what you’ll be to accomplish financially. It’s important to look at your finances, talk to your lender, see what you’d be pre-qualified for, or get a straight construction loan or line of credit. If you’re taking equity out of your house; determine how much is there, how much you want to draw down that equity, and what the best financial structure is for the project.

When beginning a project, we often ask clients if they have a budget to monitor. We are ethical builders and operate a full disclosure company. Letting us know your budget can help us give you a ballpark figure for the project. By knowing what realm we’re working in financially, we can also help us get the project done faster. Especially with an open-book budget, you’ll see all the expenses and costs, and we’ll never take your number and reverse-engineer work into the budget.

If you ever have concern disclosing your budget with your builder, you may not be with the right builder.

When beginning a remodeling project, we suggest looking at your calendar to pick the best time to begin. Construction is a dirty and messy process, and while we do everything we can to keep the area neat and tidy, it can often be an inconvenience for everyday life. It’s best to look at your obligations, to determine a time that will cause as little frustration as possible.

What are the steps to remodeling a house?

Step 1: Meet With Us & Begin Design.

The first step is to contact us for a consultation. We’ll come out and do an initial assessment of what you’re looking to do. If it’s a simple project, we’ll often discuss design elements on the spot. Next, we will put together some preliminary figures based on that design. At this meeting, we will determine whether or not other professionals will need to be involved in the project; such as architects, designers, engineers, etc. and schedule another time for them to come in.

Step 2: We Deliver An Estimate

Before providing an estimate, we make sure that the design and engineering process is at least 90-95% complete. We’ll collect information, get drawings, and put together a preliminary design. We understand that the scope of the project is subject to change, but nailing down the design ensures that we’re on the right path, giving you as accurate of an estimate as possible.

Step 3: Contract, Deposit, & Schedule

Whether you’re doing a fixed price or open book project, we will come to an agreement on the budget, sign the contract, and collect the deposit.

Step 4: Begin Making Product & Design Selections

Once you’ve signed the contract, we’ll schedule out and begin working on your project. At this time, we’ll work with you to make your selections, such as fixtures, paint, colors, trim, design, cabinetry, countertops, etc. We provide assistance throughout the entire process, and dive right into the project as soon as possible.

How do remodeling contractors charge?

How we charge often depends on the remodeling project itself. We typically do what we call an open book project, where we charge you what it costs us. We always begin every project with an estimate and budget to work from, but open book projects allow a great deal of flexibility, especially with unforeseen circumstances.

Occasionally, when the scope of the work is pretty clear or strictly cosmetic, we do fixed price projects. With more intense projects, however; infrastructure work, tearing into walls, and moving things around, fixed pricing is not recommended. We prefer to enter those types of projects with an open-ended agreement; giving a good faith estimate of what the cost will be, with the understanding that it will ultimately come down to the real price.

In terms of billing, we typically require a deposit up front. We then set payments at various intervals, with the final payment due once you’re satisfied with everything.

How do I estimate remodeling costs?

Remodeling is one of the most complex forms of home improvement. There are often many variables when it comes to estimating remodeling costs, so we recommend calling for an initial design consultation. Once we begin to plug in preliminary numbers and refine the scope of the project, we’ll be better able to estimate what those numbers might be.

Can I add remodel costs to my mortgage?

Oftentimes with large projects, customers are not paying as they go, but rather pulling from reserves or investments to fund the project. The bank has vehicles that they can use to finance the projects, based on what they have left on their current mortgage, with the equity on their home.

While remodeling costs are not added to a mortgage, they can potentially be covered by a second mortgage, line of credit, or personal loan, etc.

What is the difference between remodel and renovation?

The terms “remodel” and “renovation” are often used interchangeably. Oftentimes, renovation refers to more cosmetic or surface-level spruce-ups.
